Renting in West Valley 55+ communities: rules and lease minimums
How rentals work in 55+ communities, with the minimum lease terms and renter fees we've verified from each association. Everything else: ask Greg.

- Age rules apply to renters too. 55+ communities generally require a qualifying occupant. The Grand, for example, requires at least one renter age 45+.
- Minimum lease terms vary: 30 days at The Grand and 90 days at Arizona Traditions (per each association).
- Renter amenity cards usually cost extra and are tied to the lease dates.
- Arizona tax: rentals under 30 days need a TPT license. Residential rentals of 30+ days haven't been taxable since Jan 1, 2025 (Arizona Department of Revenue).
