Heritage at Asante (Lennar calls it Asante Heritage) is a gated 55+ community inside the larger, all-ages Asante master plan in north Surprise, near Loop 303. Its hub is the Heritage Club, with a pool and spa, a fitness center, lighted pickleball and bocce, dog parks and a 9-hole putting course.

It's one of the few West Valley 55+ communities still selling brand-new homes. Compare a new Lennar home (pick your plan, builder warranty) with a resale (often with landscaping and window coverings done, and a shorter wait).
